The Pittsburgh Chapter of the Appraisal
Institute installed Joseph A. Barack, MAI of Kulzer
and Company, Inc. as the 2008 Chapter President in February.

The January 18, 2008 issue of the Pittsburgh
Business Times reports: Pittsburgh
Top Metro in Home Appreciation, citing the city
as one of only seven metro areas nationwide to post
higher appreciation in the third quarter of 2007 than
in the third quarter of 2006. At 2.32%, Pittsburgh's
residential market recorded the highest appreciation
of any metro area in the country.
The Pittsburgh Post-Gazette continues to herald the
state of the Pittsburgh housing market with their article,
Area
Home Prices Tick Up, in the December 13, 2007 issue.
The article cites a 13.3% increase in home values in
Allegheny County over the past year. The article comes
on the heels of a December 12, 2007 article, Home
Sales Drop from Last Year, But Prices Rise, in the
Pittsburgh Business Times, which cites an 11.1% increase
in home prices in Allegheny County in a comparison of
November 2006 vs 2007. Either way you slice it, the
numbers are encouraging for the region.
The November 29, 2007 issue of the Pittsburgh
Post-Gazette contains the article, Real
Estate Here Defies U.S. Trend, that paints a fairly
rosy picture of the Pittsburgh housing market in the
face of record declines in other parts of the country.
The article includes an interesting graphic
compiled by the National Association of Realtors that
places Pittsburgh in a fairly positive position on the
national scene.
Kulzer and Company, Inc. has partnered with Zaio
Corporation in order to bring their appraiser developed
database and appraisal system to western Pennsylvania.
Kulzer and Company, Inc. is the owner of three zones
in the south hills of Allegheny County, PA. Our zones
include Mt. Lebanon Township, Upper St. Clair Township,
the Municipality of Bethel Park and South Park Township.
We are currently in the photographing phase of data
collection. Once complete, we will begin the analysis
phase which is the final step before the system can
become active in the area. The Zaio system combines
an automated valuation model with appraiser expertise
in order to provide a more accurate, instantaneous valuation
method that is fully USPAP compliant.
We are proud to announce that two Kulzer and Company,
Inc. staff members are serving on the board of the Pittsburgh
Chapter of the Appraisal Institute. Senior appraiser
Joseph A. Barack, MAI serves as the 2007 Vice President
and Peter R. Kulzer has been elected to serve on the chapter's
board of directors. The Appraisal Institute is the premier
professional organization of real estate appraisers.
